Single-Ply Roofs: EPDM, Hypalon, PVC

Each job must be approved by Southeastern Coatings before the job begins in order to receive the Labor & Material Warranty.

1.0 SCOPE
The intention of this specification is to outline the procedures for the application of Southeastern Coatings reflective roof coatings for the purpose of coating PVC, EPDM, or Hypalon Roofing surfaces. These suggested specifications describe materials, methods and conditions necessary for the proper application of Southeastern Coatings.

2.0 MATERIALS
All Materials used shall be manufactured by and or approved by Southeastern Coatings. and shall meet the following specifications:

2.1 Elastomeric Coating System

ACRYLIC 210
Type: Solar reflective coating
Viscosity: 115 - 120 KU @ 25°C / 77°F
Elongation: 500% (ASTM D-412)
Tensile Strength: 200 psi (ASTM D-412)
Density: 11.78 ± .1 lbs./gal.
Volume Solids: 63% ± 1% by weight
Color: White

BRUSH GRADE 220
Type: Flashing grade, brushable caulk
Viscosity: Min. 140 KU @ 25°C / 77°F
Density: 11.5 ± .1 lbs./gal.
Volume Solids: 63% ± 1% by weight
Color: White

FABRIC BOND 930
Type: Advanced bonding agent
Viscosity: 55 - 60 KU @ 25°C / 77°F
Density: 8.6 ± .1 lbs./gal.
Color: Blue

Acrylic Coatings for Roof and Wall Applications

ACRYLIC CLEAR GLOSS 230
Type: Clear acrylic coating
Viscosity: 95 KU @ 25°C / 77°F
Density: 8.55 ± .1 lbs./gal.
Color: White, dries clear

POLYESTER FABRIC
Type: Spunbound polyester

2.2 Delivery and Storage

2.2.1 Materials shall be delivered in their original, tightly sealed containers or unopened packages, all clearly labeled with the manufacturer's name, file number, and lot numbers.

2.2.2 Materials shall be stored out of the weather in their original tightly sealed containers or unopened containers as recommended by the manufacturer.

3.0 SURFACE PREPARATION

3.1 Preparation shall include all requirements specified by Southeastern Coatings, to ensure proper adhesion of the Southeastern Coatings products to the existing substrate.

3.2 Preparation shall include but not limited to the following:

3.2.1 All unnecessary and non-functional equipment and debris shall be removed from the roof.

3.2.2 Substrate must be pressure-washed. A minimum working pressure of 3,000 psi shall be used to remove all dirt, dust, previous paints & coatings which are delaminating as well as waste products (oil, oil-based roof cements, solvents, grease, animal fats, etc). Use TSP (Tri Sodium Phosphate). Contact Southeastern Coatings for additional information.

3.2.3 HVAC condensate drains shall be properly routed to roof drains to allow roof membrane and coatings to properly cure and dry.

3.2.4 Wet roof insulation and damaged membranes are to be removed and replaced as necessary to match existing specified material.

3.2.5 All ponds that hold water over 1" for more than 48 hours should be mechanically removed by installing drains or crickets to move water. For areas of ponds under 1" not mechanically removed Acrylic 210 must be used as an additional top coat in those areas applied at a rate of 1.5 gallons per 100 square feet.

4.0 COATING APPLICATION

4.1 Examine substrate to receive roof coating. Do not proceed with installation of Southeastern Coatings until unsatisfactory conditions have been corrected.

4.2 Entire roof shall be primed with Fabric Bond 930 at a rate of 100 square feet per gallon. Primer must be allowed to cure for 24 hours.

4.3 All seams, penetrations, and parapet walls are to be flashed using Polyester Fabric and Acrylic 210. Apply a thin layer of Acrylic 210 into each seam, roll out 4" or 6" Polyester Fabric into the wet coating then apply another layer of coating over the fabric. Acrylic 210 should be three inches wider and feathered so that the fabric is encapsulated and water is able to flow properly. The same procedure should be used on all parapet walls using the 44"Polyester Fabric with one half of the fabric running up the wall. All penetrations should be flashed using the Acrylic 210 and either 4" or 6" Polyester Fabric.

4.4 Repair all cracks and splits in roof using Acrylic 210 and 4" or 6" Polyester Fabric in the same manner as each seam is repaired. if cracks and splits are predominate throughout the roof a full fabric system may be required. Please contact Southeastern Coatings for more information.

4.3 ACRYLIC 210 roof coating is to be applied only after the waterproofing materials have thoroughly cured and dried for at least 24 hours. Contact Southeastern Coatings for additional information.

4.4 Each coat must be allowed to cure for 24 - 48 hours depending on humidity and temperature. The roof is to be inspected for defects, flaws or holidays and repaired if necessary before a subsequent coat is applied.

5.0 APPLICATION RATES

5.1 5-year warranty: ACRYLIC 210 (2.5 gal./100 sq.ft.) - 1 primer, 2 finish coats (25 dry mils average).

5.2 10-year warranty: ACRYLIC 210 (3.0 gal./100 sq.ft. - 1 primer, 2 finish coats (30 dry mils average).

ACRYLIC 210 CAN BE SUBSTITUTED WITH SEVERAL OF THE OTHER WEATHERSEAL COATINGS PRODUCTS, CALL FOR DETAILS AND COVERAGE RATES

5.3 If any standing water exists on roof apply 1.5 gallons per 100 square feet of either Butyl 310 or Silicone 410 in those areas. Allow Final Coat of Acrylic 210 to cure 7 days before applying Acrylic 210

6.0 RESTRICTIONS / LIMITATIONS

6.1 This system is to be used only in conjunction with commonly accepted roofing standards but not limited to the following:

6.1.1 No application of materials shall commence during inclement weather or when precipitation is imminent. No thinning of materials is permitted.

6.1.2 No materials are to be applied to wet, dirty, or frozen surfaces.

6.1.3 No materials are to be applied at temperatures below 40° F.

6.1.4 No materials are to be applied at ambient air temperatures above 100° F.

6.1.5 In conjunction with the final inspection, all debris, containers, materials and equipment are to be properly removed from the job site. Grounds are to be cleaned undamaged and acceptable to the owner.

6.1.6 Reflectivity of coatings may be reduced if roof surface is not cleaned regularly.
